Have found it totally impossible to get hold of management committee minutes on a housing estate managed by CBRE Thailand in Phuket, Thailand.

Various excuses have been made in the past including

1. You don't own the land as a foreigner, so you are not entitled to see these minutes.

2. We (CBRE Thailand) will check with the committee members and let you know. But they never come back to you with an actual answer.

This time around minutes have been requested in writing and they have been advised that negative feedback would be left for their business on the internet. Photos have been obtained as proof in case of dispute and these will be provided to TrustPilot on request.

The company are also very uncooperative and the staff argumentative when contacted by email trying to resolve problems.

They are also very poor at communicating minutes from AGM/EGM as these have not been supplied to our household for several years now.

The communication from this property management business is also heavily skewed towards providing documents in Thai language. This despite our household having a leasehold agreement for a villa that is in English and Thai languages. The management company know that there is nobody in the household that can read and write Thai yet they push ahead with their Thai language heavy agenda even though they claim they are part of an international brand and have English speaking staff members employed.

In summary they are not a nice company to deal with if you hold an interest in Thai real estate project through a so called 30 year leasehold agreement as you will have very few rights and little recourse unless willing to spend significant sums of money on Thai lawyers to resolve petty issues with this management company.

Avoid like the plague
First they tricked me to pay 20% more than my neighbours (of course partly my fault but I trusted the CBRE brand both on price and quality).Then when the condo was ready (1m$) the quality was so bad that even now after 10 years I cannot sell my property (central Bangkok) even to get my money back
These guys are snakes and as soon as they have your money they could not care less

My wife and I were looking to purchase a Holiday home in Phuket, Thailand and for later use as a retirement home when our 401 plans are sufficiently funded in a few years time.

We looked at several different development complexes on the Island of Phuket and were interested in a villa development in the center of the Island.

We inspected several units and spoke to several sellers.

One of the sellers was very dissatisfied with the cost of the estate management services from CBRE Thailand and also the lack of training provided to the staff on their site. They have been looking to sell their villa for sometime now and partly blame the way the estate has been managed for the lack of sales interest.

We tried to establish exactly how much the common area fees would be under the management of CBRE Thailand of the estate and my wife could not get a straight answer out of the onsite CBRE Thailand representative.

I emailing the Phuket head office of CBRE and spoke with two of the Directors by email and also could not get a straight answer out of either of them regarding whether the fees were going to be increasing.

Considering that CBRE Thailand say they are leaders in Thailand real estate for many years my wife and I found that their customer service and communication skills were extremely poor and they seemed to be evading answering a reasonable line of questioning from serious property buyers.

We pulled out of the sale as a result of dealing with this company as we had lost confidence that they would be easy and straightforward to communicate with from overseas in a timezone that is 11 hours time difference away.

If you are going to be purchasing a condominium or villa in Phuket or anywhere else in Thailand we would encourage everyone to do their due diligence and speak to the actual owners, rather than just relying on the advice of the Phuket based legal advisers and the real estate agents. Many of them have a vested interest in keeping important facts from prospective buyers.
